As 2025 comes to a close, Chatham Park stands at an exciting point in its story—a year defined by progress, partnership, and purpose. Every milestone reflects Preston Development Company’s vision of creating a community where innovation and connection come together. From new neighborhoods and award-winning homes to record-setting events and new businesses, this has been a year of growth, momentum, and community spirit.

A Growing Community Rooted in Vision

Now home to more than 1,000 households, Chatham Park continues to evolve into a thriving, walkable community where innovation and lifestyle meet.

In March, the Grand Opening of NoVi at Chatham Park marked a defining milestone. The celebration brought neighbors, builders, and local partners together to officially open Chatham Park’s newest neighborhood, one that blends active living with Chatham Park’s signature sense of place.

Vineyards at Chatham Park, the community’s first residential neighborhood, is nearing completion with only a few remaining lots available. This milestone marks the success of Chatham Park’s early vision and sets the stage for continued residential growth in the years ahead.

In Encore by David Weekley Homes, construction is underway on the third and final phase, which will bring the beloved 55+ neighborhood to 349 homes once completed.

Throughout the community, Chatham Park’s current award-winning builder team—David Weekley Homes, Homes by Dickerson, Tri Pointe Homes, Upright Builders, and Wagoner Homes—continue to bring innovation, craftsmanship, and character to every home they create.

As new neighborhoods take shape, Chatham Park continues to attract visionary builders who share its commitment to quality and design. In 2027, Garman Homes will debut single-family homes and cottages in NoVi, offering fresh architectural character and flexible layouts.

On the horizon, Asteria, a Storyliving by Disney community, broke ground in May and will begin sales in Fall 2027, followed by PulteGroup’s Del Webb 55+ community, which began site work in June and is scheduled to start sales in early 2027. Together, these highly anticipated additions will bring even greater diversity to Chatham Park’s growing portfolio of neighborhoods.

Builders Setting the Standard

Chatham Park’s builders continue to raise the bar for craftsmanship and design. At the 60th Annual Parade of Homes, their work earned top recognition across both regional Home Builders Associations.

Strengthening Community Connection and Wellness

The 36,000-square-foot, state-of-the-art Chatham Park YMCA, which opened in March 2025, quickly became the centerpiece of community life. In just six months, membership grew from approximately 2,000 to more than 5,800, underscoring the community’s strong commitment to health, connection, and wellness.

Two standout moments defined its first year: the Ribbon Cutting Ceremony, which welcomed local leaders and families to celebrate the Y’s opening, and the fourth annual YMCA Leprechaun Dash, a St. Patrick’s Day run that began at the facility and wound through Chatham Park’s streets and greenways. Each event captured the energy and neighborly spirit that define daily life here.

Adjacent to the YMCA, the NoVi Great Lawn now provides a welcoming green space for community events, summer camps, and neighborhood gatherings—adding even more vibrancy to NoVi’s lifestyle. Soon, a four-field soccer complex will join the mix, to be dedicated to the Town of Pittsboro upon completion.

Together, these amenities embody Chatham Park’s vision for an active, connected, and balanced way of life.

Parks, Paths, and Everyday Adventures

Life at Chatham Park naturally flows outdoors. Residents can now enjoy more than 5 miles of completed greenways, connecting neighborhoods, schools, and open spaces—with over 30 miles of trails and greenways planned as the community continues to grow. These pathways offer endless opportunities to walk, ride, and explore the natural beauty woven throughout Chatham Park.

Adding a touch of sweetness to the story, Chatham Park’s honeybee hives produced more than 350 pounds of honey in 2025. Chatham Park’s pollinator-friendly habitat and spaces support the recovery of bee populations and help maintain the natural balance that benefits the entire community. 

From honeybee hives to tree-lined trails, sustainability continues to guide how Chatham Park grows, ensuring that nature and community thrive together.

Lifestyle + Local Business

MOSAIC at Chatham Park, the community’s vibrant mixed-use destination, continues to thrive as Pittsboro’s social and cultural hub. The Philip H. Kohl MOSAIC Family Commons Event Lawn came alive this year with Wellness Wednesdays, farmers markets, concerts, and family movie nights—each drawing record attendance and creating memorable moments for residents and visitors alike.

One of the year’s most exciting highlights was Brightspeed’s Merry + Bright Christmas Drone Light Show, which sold more than 3,000 tickets and became MOSAIC’s largest event to date. The event filled the evening with festive energy, showcasing MOSAIC’s growing role as a regional destination for entertainment and community gatherings.

2025 also welcomed a new wave of businesses to MOSAIC, expanding its growing lineup of local dining, retail, and professional services. New additions include Barre3, Foundations Family Therapy, MOSAIC Storage Solutions, Radiance Rx, Select Physical Therapy, and UNC Health Carolina Foot & Ankle Specialists.

Looking ahead, plans are underway for 250 additional urban apartments and new retail and office spaces, expected to break ground in early 2027—ensuring that MOSAIC continues to grow alongside the community it serves.

Just beyond, Northwood Landing, anchored by Lowe’s Foods, continued to expand with new shops, restaurants, and essential services. The ABC Store opened in 2025, Chase Bank is nearing completion, and Wade Barber Park adds a refreshing touch of green to the district—rounding out a thoughtful mix of retail, recreation, and everyday convenience.

As MOSAIC & Northwood Landing evolves, it continues to define what it means to live, work, and play at Chatham Park—where vibrant local business and community life come together in one connected place.

Infrastructure and Connectivity

As the community grows, so does the foundation beneath it. The North Carolina Department of Transportation completed an extension of Chatham Parkway North through NoVi to Grant Drive, improving travel and accessibility. The parkway of 6.9 miles, currently under construction, will link from Russell Chapel Road to Moncure-Pittsboro Road by 2027, creating a vital alternative to downtown routes.

Major projects are also taking shape along Chatham Parkway and Business 64. Comet Apartments, a 368-unit residential community, began construction in April and will welcome residents in 2026. Meanwhile, UNC Health broke ground in June on a 43-acre medical campus featuring 850,000 square feet of medical office space and structured parking —a transformative project expanding access to care across the region.

At the same time, TriRiver Utilities is expanding regional water capacity through a new water line connecting Sanford to Pittsboro, paired with upgrades to the Sanford Water Plant that will increase capacity to 30 million gallons. In addition, a major 14-mile pressurized force main is now under construction from Sanford to Pittsboro, ensuring that essential infrastructure continues to grow in step with the community it supports.

Reflecting on 2025, Chatham Park has grown from a vision on paper into a vibrant community defined by connection, purpose, and possibility.
